I've sworn (on a case of Plantation OFTD) never to purchase a "project" house again, so it's a good thing this place isn't anywhere near the Florida west coast where I'll be retiring in about a year . . .

The Google Street view looks like some PO walled up the garage door.

165k would make for a fun retirement home to restore and host cocktail parties in.

yeah, that looks pretty jacked up with that window A/C unit hanging there.

FYI, this house was built when Robert Moses was still actively trying to destroy the cities of New York. The House is on Humboldt Parkway which used to be beautiful tree-lined parkway and is now a high speed expressway (33) that cuts right through the middle of the neighborhood. Moses and the powers that be tried to explain how a highway would be beneficial but the architect (Robert T Coles) saw through this. That is why he built his house facing the back yard rather than the street.

Apres-Tiki did her undergraduate in Buffalo during dark times. She would never be happy there and has said such.

What would the same house cost in Palm Springs? Say 1.65 million? That's about 1.5 million more and you can't even water your lawn. You can't pay the property taxes in a Palm Springs $1.65 house on a retirement income. But in Buffalo, you could afford a lawn and central air conditioning. That house has 3 colleges in walking distance. Which means you can water your lawn, enjoy central air conditioning and hire a couple of college students to keep kids off your lawn full time while you relax on a Barcelona sofa on a retirement income.
